Need a refinance review? Our team can help you understand your options and compare loan solutions based on your individual circumstances.
What does refinancing cost?
Refinancing costs vary depending on your current lender and the new loan you choose. Common costs may include:
- Mortgage discharge fee — charged by your existing lender to release the loan
- Government registration fees — payable on the change of mortgage
- Property valuation — where the new lender requires one
- Break costs — may apply if you exit a fixed-rate loan early
In some cases, lenders may offer cashback or refinance promotions to help offset these costs. Before you refinance, we will provide a clear breakdown of any applicable fees and help you determine whether refinancing is the right option for your circumstances.

Construction Loans
Funding released progressively in line with your builder's milestones, with interest only on funds drawn.
- Progress payments mapped stage by stage
- Builder contract and plans reviewed
- Interest only on funds drawn
Illustration only. Not a quote, approval or offer of finance.
How construction loans work
Unlike a standard home loan, a construction loan usually provides funds progressively as your home is built. This means you generally only pay interest on the amount drawn during the construction period.
Pre-Approval
Your lender assesses the land value, building contract, plans, costs and your financial position.
“As If Complete” Valuation
The lender assesses the expected value of the property once finished, to help determine suitable lending.
Progressive Payments
Funds are released in stages as construction progresses, rather than as one lump sum at the start.
Loan Conversion
Once complete, your loan continues under the agreed structure, principal and interest or interest only.
Key point: During construction, interest is generally calculated on the amount drawn rather than the total approved loan amount. For example, a $600,000 construction loan with $200,000 drawn would generally incur interest on the $200,000 released, subject to your lender’s terms and conditions.
Building stages and progress payments
When building a new home, your lender typically releases construction loan funds progressively as each stage is completed and approved.
Site Preparation
The land is cleared, levelled and prepared for construction.
Base Stage
Footings are completed and the concrete slab is poured.
Frame Stage
The home's frame and roof structure are installed.
Lock-Up Stage
External walls, windows and doors are completed.
Fixing Stage
Internal works are completed, including flooring, cabinetry, plumbing and electrical.
Completion & Handover
Final inspections are completed and the property is ready for handover.
Construction loan repayments
During construction, interest is generally charged on the amount drawn from the loan rather than the full approved amount. As additional progress payments are made, your repayment amount may increase. After construction is complete, repayments will depend on your loan structure and lender terms.
Building your new home
Plan & Prepare
We discuss your building plans, budget and finance options to understand what may suit your circumstances.
Finance Pre-Approval
We help assess your borrowing capacity and explore suitable construction loan options before you commit.
Contract & Application
Once your plans, contract and documents are ready, we help submit your construction loan application.
Construction Begins
Your lender typically makes progress payments as each construction stage is completed and approved.
Construction Progress
We help monitor the loan process while your builder completes each stage of the construction.
Completion & Handover
After final inspections you receive the keys, and your loan moves to the next stage under your terms.
Disclaimer: This information is general in nature and does not take into account your personal objectives, financial situation or needs. Construction loan approval, valuation requirements, progress payment schedules and loan terms vary between lenders. Consider obtaining professional advice before making financial decisions.

SMSF Lending
Finance for funds that have already taken advice. We arrange the loan; your advisers handle the rest.
- Arranged alongside your accountant
- Specialist SMSF lender access
- Residential or commercial property
Illustration only. Not a quote, approval or offer of finance.
Our role is the loan, and only the loan. We arrange credit. We do not advise on whether a self-managed super fund suits you, whether your fund should buy property, or how it should invest. Those decisions belong to your accountant, licensed financial adviser and legal professional. Come to us once they have advised you.
What we do, and what we do not
What we do
Source and arrange limited recourse borrowing from lenders that accept SMSF applications, and manage the paperwork through to settlement.
What we do not do
Advise on setting up a fund, on investment strategy, on contributions, or on whether borrowing inside super is appropriate for you.
How lenders structure these loans
Background on how SMSF lending is generally structured in Australia. This is not a recommendation, and the arrangement that applies to your fund is determined by your advisers and the lender.
Limited recourse borrowing
Under an LRBA the lender's recourse is limited to the asset purchased. Terms vary between lenders.
Separate holding trust
Lenders generally require the property to be held in a separate trust while the loan is on foot.
Fund and property criteria
Lenders set their own rules on fund balance, liquidity, property type and who may occupy it.
Assessment
SMSF applications are assessed differently from standard loans and usually take longer.
Where we can help
New purchase finance
Arranging finance for an eligible fund that has already decided, on advice, to purchase.
Refinancing an existing SMSF loan
Reviewing an existing arrangement against what lenders currently offer.
Lender access
Fewer lenders write SMSF loans. We can tell you which currently do and what each requires.
How it usually runs
Advice & Structure
Your accountant, adviser and lawyer decide whether the fund borrows, and set the structure.
Lender Shortlist
With that advice in hand, we identify which lenders will currently consider the fund.
Eligibility Check
We test the fund and the property against each lender's published SMSF criteria.
Application Preparation
We prepare and submit the application with the documents that lender requires.
Lender Assessment
The lender assesses the fund, the trustees and the property, then makes its decision.
Settlement & Beyond
Your legal professional settles. Ongoing fund compliance stays with your advisers.
Important: SMSF lending involves complex legal, tax and superannuation considerations. We recommend obtaining advice from qualified professionals, including a licensed financial adviser and accountant, before making any decisions. This information is general in nature and does not take into account your objectives, financial situation or needs. SMSF rules, lender policies and government regulations may change.

Bridging Loans
Temporary finance to help manage the gap between buying your next property and selling your current one.
- Buy before you sell
- Peak debt explained before you commit
- Short-term structure, clear exit plan
Illustration only. Not a quote, approval or offer of finance.
What is a bridging loan?
A bridging loan is a short-term finance solution that may help you purchase a new property before selling your existing one. It can provide temporary funding to help manage the transition between properties, subject to lender requirements and your circumstances.
Key terms
Peak Debt
The highest loan balance while you temporarily own both properties.
End Debt
The remaining loan balance after your existing property is sold.
Loan Term
Bridging loans are generally designed for short-term use, with many lenders offering terms of around 6 to 12 months, depending on the lender and your circumstances.
Key features
Like any lending solution, it is important to understand both the benefits and the considerations before proceeding.
Buy Before You Sell
A bridging loan may let you buy your next property before the current one sells.
Use Existing Equity
Equity in your current property may count toward the arrangement, depending on the lender.
Short-Term Finance
Designed for temporary use, with many lenders offering terms of around 6 to 12 months.
Interest & Repayment Options
Interest may be paid during the bridging period or added to the balance, depending on the lender.
Important considerations
Costs & Interest
Bridging loans may have higher interest rates, fees and costs compared with standard home loans.
Sale Timing
If your existing property takes longer to sell, additional costs and repayment commitments may apply.
Lending Requirements
Lenders assess factors such as your equity position, income, expenses, property values and ability to meet repayment obligations.
Planning Ahead
A clear exit strategy, such as the sale of your existing property or refinancing, is an important part of a bridging loan assessment.
Bridging loan process
Understand Your Plans
We review your goals, current property position, planned purchase and expected sale timeline.
Assess Your Position
We assess your income, existing debts, equity position and overall lending requirements.
Review Loan Options
We compare available bridging structures, repayment arrangements and lender requirements.
Application & Assessment
Your application is submitted and the lender reviews your position, property details and documents.
Approval & Settlement
Once approved, the bridging loan is established to help complete your new property purchase.
Sale & Loan Transition
After your existing property sells, the bridging loan is reduced or repaid as agreed.
Disclaimer: This information is general in nature and does not take into account your objectives, financial situation or needs. Bridging loans are subject to lender approval, lending criteria, costs and risks. Loan terms, repayment arrangements and requirements vary between lenders. Consider obtaining professional advice before making financial decisions.

Fixed Rate Home Loans
A fixed rate secures your interest for a set term, giving you repayment certainty.
What fixing means for your repayments, and what to check before you commit.
What is a fixed rate home loan?
A fixed rate home loan has an interest rate that is fixed for an agreed period, commonly between 1 and 5 years, depending on the lender.
During the fixed-rate period, your interest rate remains the same. For principal and interest loans, scheduled repayments are generally consistent unless changes are made to the loan in accordance with the lender’s terms and conditions.
At the end of the fixed-rate period, the loan will generally revert to the lender’s applicable variable interest rate unless another available option is selected, subject to lender requirements.
Important: Terms, conditions, fees, eligibility criteria and available fixed-rate periods vary between lenders.
Benefits of fixing
Repayment certainty
Budget confidently — you know exactly what you'll pay each month.
Rate rise protection
If the RBA lifts rates, you're insulated for the fixed term.
Simpler planning
Especially useful for tight cashflow or new homeowners.
Fixed vs variable at a glance
The trade-offs
- Limited extra repayments — most lenders cap at $10,000–$30,000/year
- Break costs — if you repay, refinance, or sell early, significant fees can apply
- No offset account — most fixed products don't offer this
- No rate cut benefit — if rates fall, your repayments stay the same
Break cost example: Fixed at 6.5% for 5 years, rates drop to 5% after year 2 — the break fee on a $500k loan could be $15,000–$30,000.
Rate lock
A rate lock allows eligible borrowers to secure the fixed interest rate offered on an eligible fixed-rate home loan before settlement. This may help provide certainty if fixed interest rates change while the loan is being processed.
Fee
A rate lock fee may apply. Fees vary between lenders and loan products.
Availability
Rate lock is generally available on eligible fixed-rate home loans. Eligibility, availability and lender requirements vary.
Term
A rate lock usually applies for a limited period (commonly up to 90 days), although the applicable period varies by lender. If settlement is delayed, some lenders may offer an extension, subject to their policy and any applicable fee.
Who it may suit
A rate lock may suit borrowers with a longer settlement period who would like greater certainty about their fixed interest rate before settlement.
Important information: A rate lock applies only before settlement and only to eligible fixed-rate home loans. It does not guarantee loan approval, settlement, or the availability of any particular loan product. Terms, conditions, fees, eligibility criteria and availability vary between lenders.

Variable Rate Home Loans
Rates that move with the market, often with offset accounts and redraw available.
How offset accounts, redraw and rate movements affect what you actually pay.
How variable rate loans work
A variable rate loan has an interest rate that may change during the life of the loan based on the lender’s pricing decisions. Changes to the interest rate may affect your repayments and the total interest payable.
Unlike a fixed rate loan, a variable rate loan does not lock in the interest rate for a set period. Depending on the lender and loan product, it may offer features such as offset accounts, redraw facilities and flexible repayment options.
Key features
Flexible Extra Repayments
Make additional repayments to help reduce your loan balance sooner, subject to lender requirements.
Offset Account Options
Eligible variable rate loans may offer offset accounts to help reduce the interest charged on your loan while keeping your savings accessible.
Redraw Facility
Access eligible additional repayments made to your loan when needed, subject to lender policies and conditions.
Repayment Flexibility
Variable rate loans may offer flexibility to manage repayments and loan features, depending on the lender and product.
Loan Feature Options
Depending on the lender and product, variable loans may include features such as split loan options, loan portability or flexible repayment structures.
Common variable loan options
Base Variable Loan
A lower-cost option with fewer features. It usually has no offset account, though redraw and extra repayments may be available depending on the lender.
Standard Variable Loan
A fuller option that may include an offset account, redraw facility and flexible repayments, depending on the lender. Fees may apply.
Redraw facility
A redraw facility allows you to access eligible additional repayments made above your minimum required repayments.
- Build ahead — make extra repayments when your budget allows
- Access your funds — redraw eligible additional repayments if you need them
- Potential interest savings — extra repayments may reduce the loan balance used to calculate interest
- Available on eligible loans — features, conditions, minimum amounts and any applicable fees vary between lenders and loan products
Offset account advantages
An offset account is a transaction account linked to your eligible home loan. The balance in the account is used to reduce the loan balance on which interest is calculated.
- Potential interest savings — money held in your offset account may help reduce the interest charged on your home loan
- Keep your savings accessible — use your offset account for everyday banking while keeping funds available when needed
- Multiple offset accounts — some lenders offer multiple offset accounts to help you organise savings for different goals
- Everyday convenience — having your salary paid into your offset account may help maximise the benefit, as interest is generally calculated daily
Things to consider
Offset Account Costs
Some offset accounts may be available as part of a package loan or may involve monthly or annual fees. Consider whether the potential interest savings outweigh the costs involved.
Investment Loan Considerations
For investment properties, the use of an offset account may affect the calculation of deductible interest depending on your circumstances. Keeping personal and investment funds separate and seeking advice from your accountant may help you understand the potential tax implications.
Variable Rate Changes
Because variable interest rates may change over time, your repayments and the total interest payable may increase or decrease during the life of the loan.

Repayment Types
How you repay changes your balance, your cash flow and the interest you pay overall.
A plain comparison of principal and interest against interest only.
Repayment types
Most home loans offer two repayment types. Each works differently and affects your repayments, your loan balance and the total interest payable over the life of the loan.
Principal & Interest
Each repayment covers the interest plus a portion of the loan itself, so the balance reduces over time and the loan is designed to be repaid by the end of the term.
Interest Only
You pay only the interest for an approved period. The balance generally stays the same, then reverts to principal and interest unless another arrangement is approved.
Principal & Interest in detail
Reduces your balance
Each repayment helps pay down the principal, not just the interest charged.
Repaid over the term
Designed so the loan is cleared by the end of the agreed loan term.
Widely available
Offered on many owner-occupied and investment home loans.
Interest Only in detail
Potential benefits
Lower initial repayments
Repayments are generally lower during the interest-only period than under principal and interest.
Cash flow flexibility
May free up cash for other commitments or investment purposes during that period.
Investment considerations
Interest may be deductible on investment properties depending on your circumstances. Ask your tax adviser.
Things to consider
Balance stays the same
Your principal generally does not reduce during the interest-only period.
Higher repayments later
Repayments usually increase once the loan switches to principal and interest.
More interest overall
Paying interest only for a period may mean more interest across the life of the loan.
Lender approval applies
Interest-only periods, eligibility and terms vary between lenders.
Which suits you? Principal and interest suits most owner-occupiers who want the balance going down. Interest only is usually a cash flow decision with a defined end date. We can model both against your circumstances before you commit.

Split Loan
Divide your loan into portions, each with its own rate, features and repayments.
How to balance certainty and flexibility across a single loan.
What is a split loan?
A split loan allows you to divide your home loan into separate portions, so different parts of your loan can have different rates, features or repayment options. This can give you a combination of flexibility and certainty, depending on your financial goals and the options available from your lender.
For example, a split loan could include:
- Fixed and variable portions — one part may have a fixed rate for repayment certainty, while another remains variable and may provide access to features such as an offset account or redraw facility
- Multiple variable portions — your loan may be divided into separate variable portions with different features or purposes
- Different repayment arrangements — different portions may have different repayment structures, depending on the lender and loan product
Why consider a split loan?
Balance certainty and flexibility
Combine different loan options to suit your needs, such as a fixed portion for repayment certainty and a variable portion for flexibility.
Manage interest rate changes
Different portions of your loan may respond differently when interest rates change.
Access useful loan features
Depending on the lender and product, variable portions may include features such as offset accounts, redraw facilities or additional repayments.
Fixed rate portion
A fixed rate portion has an interest rate that is locked in for an agreed period.
- Repayment certainty — your rate remains fixed during the fixed period
- Less flexibility — some features, extra repayments or loan changes may be limited
- Fees may apply — break costs or other fees may apply if changes are made during the fixed period
Variable rate portion
A variable rate portion has an interest rate that may change based on lender pricing decisions.
- More flexibility — depending on the lender and product, you may have access to offset accounts, redraw and additional repayments
- Rate movements apply — your repayments or interest charged may increase or decrease when variable rates change
- Terms vary — features, fees and eligibility requirements differ between lenders
Choosing a split loan
The right loan structure depends on your circumstances, financial goals and preferences. We can help you compare available options and understand the features, costs and conditions that apply.
Reviewing your loan: Before a fixed rate period ends, it is important to review your options. This may include refixing, moving to a variable rate, restructuring your loan or refinancing, subject to lender requirements and applicable costs.

Lenders Mortgage Insurance
LMI may apply when borrowing a higher share of a property's value. Costs vary by lender.
When it applies, what it costs, and the ways it may be avoided.
What is LMI?
Lenders Mortgage Insurance (LMI) protects the lender, not the borrower, if a borrower defaults on their home loan and the property sale does not cover the outstanding loan.
LMI may apply when you borrow a higher percentage of the property’s value. The requirements and cost vary between lenders, loan products and individual circumstances.
LMI example
Let’s say you buy a $600,000 property.
With a 20% deposit
Deposit $120,000 · Loan $480,000 · LVR 80%. LMI is generally not required by many lenders, subject to lender policy.
With a 10% deposit
Deposit $60,000 · Loan $540,000 · LVR 90%. LMI may apply, depending on the lender and loan product.
A smaller deposit may help you purchase sooner, but LMI can add to the cost of your loan.
How much does LMI cost?
There is no standard LMI premium. The cost depends on factors such as your loan amount, LVR, property value, lender and loan type. We can help you understand the potential LMI cost based on your circumstances.
Can you avoid LMI?
Depending on your circumstances, you may have options such as:
- A larger deposit — a 20% deposit may avoid LMI with many lenders
- Government guarantee schemes — eligible buyers may be able to purchase with a smaller deposit without paying LMI
- Guarantor support — some lenders offer eligible guarantor arrangements
- Professional LMI waivers — some lenders offer waivers or concessions to eligible professionals
How can LMI be paid?
Depending on the lender, LMI may be paid upfront or added to the loan. If LMI is added to the loan, you will borrow more and may pay additional interest over the loan term.
Example: If your loan is $540,000 and a $10,000 LMI premium is capitalised, your loan balance would become $550,000. The $10,000 figure is for illustration only — actual LMI costs vary.
How can LMI help?
LMI may allow eligible borrowers to purchase with a smaller deposit rather than waiting to save 20%. This may help you enter the property market sooner, subject to the lender’s lending criteria. We can help you understand your LMI options and compare suitable loan structures based on your circumstances.

Your best interests
Our broker’s priority is to you, our customer. We require our brokers to place your finance needs above those of anyone else. Our brokers are required to be transparent about products, your options, applicable fees and charges, and any conflicts of interest. They communicate in simple, easy-to-understand language, act with the highest standards of integrity, and are committed to ensuring the product selected meets your needs and is in your best interests at the time of assisting you to obtain finance.
What this Credit Guide covers
This Credit Guide contains important information about us, the services we provide, and the activities of the credit representative operating under our credit licence. It also covers fees and charges that may be payable by you to us, commissions we may receive, commissions we may pay to third parties for the introduction of business, and what to do if you have a complaint. We provide this document as soon as practicable after it becomes apparent that we are likely to provide credit assistance to you — which is when we suggest or assist you to apply for a particular loan or an increase to an existing loan, or recommend you remain in an existing loan contract.
Preliminary assessment
Before providing credit assistance, we must assess whether a particular loan is "unsuitable". A loan is unsuitable if, based on the information you provide, you would be unable to repay it (or only with substantial hardship), or it does not meet your requirements and objectives. We document our findings in a Preliminary Assessment that sets out your requirements and objectives, your financial and relevant personal situation, and your ability to repay. We also take reasonable steps to verify the information you give us, which may include requesting supporting documents and contacting third parties.
You may request a copy of your Preliminary Assessment any time for up to 7 years. If you request it before the Credit Day, we’ll provide it as soon as possible; up to 2 years after, within 7 business days; and between 2 and 7 years after, within 21 business days. The Credit Day is the date the loan is settled or increased. There is no charge for requesting or receiving a copy.
Fees and charges
We may charge a fee for providing credit assistance. If applicable, details of any fees payable by you will be set out in a Credit Quote we give you before submitting your loan application. You may also have to pay other fees and charges (such as application fees, valuation costs and other applicable fees) to the lender or other parties — review your loan contract documentation for details.
How we get paid
Our aggregator receives commission from lenders and then pays us commission in relation to loan contracts. Upfront commission is paid by lenders on settled (drawn-down) loans, calculated as a percentage of the loan amount and usually paid after settlement. Trail commission is paid by lenders on settled loans, calculated monthly on the outstanding balance and paid in arrears. These commissions are paid by lenders and are not payable by you; details of commission to be received are included in the Summary of Requirements and Credit Proposal we provide when credit assistance is given. From time to time we may also receive a non-commission benefit such as training, professional development, or entry into a lender or aggregator competition, at no extra cost to you; where these are apparent as a result of assisting you, they will be disclosed.
Other people we deal with
Our aggregator — we are authorised to use credit providers and their lending products through Connective Broker Services Pty Ltd (ABN 77 161 731 111, Credit Representative 437202, under Australian Credit Licence 389328). The aggregator charges us a fee depending on our contract, consisting of a share of the lender’s commission, a membership fee, and a monthly fee for each accredited loan writer. Commissions paid by Connective’s lender panel are transparent and do not influence broker or consumer choice.
Referrers — we obtain referrals from accountants, financial planners, real estate agents and others. If you were referred to us, we may pay the referrer a commission or fee, with details included in the Summary of Requirements and Credit Proposal.
Dispute resolution and complaints
If you’re not satisfied, please tell us verbally or in writing with the details of your complaint so we can work towards a prompt, fair resolution. Complaints are handled in accordance with ASIC’s Internal Dispute Resolution requirements. You can contact our Compliance and Complaints Handling Officer on 03 9888 8516, at info@starshinefinance.com.au, or by mail at Suite 768, Level 2, UL40, 1341 Dandenong Rd, Chadstone VIC 3148.

Time limits may apply, so act promptly.
